ORLA Simplex

ORLA is Omniyat's Palm Jumeirah address, drawn by Foster + Partners with landscaping by ZED Collective, and it holds 89 residences in total. The building carries a resident-only beach club along 150 metres of Palm Jumeirah sand, which is the part of the proposition that cannot be built twice. This one is a simplex on the second floor, so the whole of it sits on a single level: four bedrooms, five bathrooms, and 7,308 sqft counting the terrace.

The living room is double volume, 7.4 by 7.5 metres under the height of two floors, and it opens onto a terrace that runs 25.1 metres along the frontage with the pool on it at 5.8 by 2.85 metres. The terrace is 2,863 sqft by itself, which is the floor area of an ordinary four bedroom apartment again, laid in cross-cut Turkish travertine and facing open sea.

The kitchen is an Italian show kitchen by Molteni, open to a dining area of 7.5 by 4 metres, with Inalco MDi counters, Gaggenau appliances front and back of house, Dornbracht fittings and a Quooker tap. A prep area of 4.4 by 2.4 metres sits behind it, so the entertaining space never has to double as the working one. The floor is vein-cut Turkish travertine and the wall panelling and joinery are Fritz Kohl American walnut veneer, which is the material that carries through the whole residence.

A second living room of 5.8 by 5 metres is given over to a media lounge, furnished around a Meridiani sofa and a Porada table, and it sits off the corridor rather than opening into the main volume, so it can be shut away from it.

The master suite runs 5.2 by 4.1 metres with a walk-in wardrobe of 2.5 by 4.6 and a bathroom of 2.6 by 5.1. American walnut flooring by Belgiqa takes over from the travertine at the bedrooms, with Molteni wardrobes and further furnishing by Poliform. The other three bedrooms are 3.9 by 4.7, 3.8 by 5.7 and 3.7 by 6.9 metres, each with its own bathroom.

The principal bathroom is wrapped in vein-cut Turkish travertine with illuminated mirrors and bronze mirror panelling, Dornbracht META fittings, Dornbracht Serenity Sky rain showers, TOTO washlets and Kaprel glass shower partitions. A maid's room with its own bathroom and a laundry of 3.8 by 3.6 metres sit together at the service end of the plan, off the foyer and away from the living space.

Payment is structured against the build: 5 per cent on reservation, 20 per cent at the sale and purchase agreement within 30 days of it, 15 per cent at three months, 10 per cent at six months, and the balance of 50 per cent on completion.
