01Acceptance of these terms
By accessing the Zakri website, our private portfolio application, or otherwise engaging with our services (together, the “Services”), you agree to be bound by these Terms of Service. If you do not agree, please do not use the Services.
02The service we provide
Zakri is a real-estate advisory practice operated by Najeeb Zakri in the Emirate of Dubai. We provide advisory services and portfolio information relating to real estate. The website and the private portfolio application are informational in nature: they present our approach, illustrative information, and tools to help you articulate a mandate. They are not a trading venue and do not execute transactions on your behalf.
03Eligibility
You must be at least 18 years old and legally able to enter into a binding agreement to use the Services. You represent that any capital you describe to us is lawfully held and lawfully sourced, and that your use of the Services complies with the laws that apply to you.
04Not financial, investment, legal, or tax advice
Nothing on the site or in the application is, or should be relied upon as, financial, investment, legal, or tax advice, or a personal recommendation. Real estate carries risk, including the risk of loss. Past performance is not indicative of future results, and we do not guarantee any return.
Any figures presented — including assets under management, average returns, target returns, or minimum position sizes — are illustrative and provided for context only. They are not promises, projections you should rely on, or an offer of any particular outcome. You should seek your own independent professional advice before making any decision.
05No offer or solicitation
The Services do not constitute an offer, solicitation, or invitation to buy or sell any property, security, or financial product in any jurisdiction where doing so would be unlawful or where we are not authorised. The Services are made available only where it is lawful to do so.
06The mandate is an enquiry
Building or submitting a mandate or intake form is an enquiry and an expression of interest. It does not create a binding contract, engagement, or obligation on either party. Any advisory engagement is established separately and in writing.
07Intellectual property
All content on the Services — including text, design, graphics, the “Zakri” name, the Zakri logo, and all related marks — is owned by Najeeb Zakri or used under licence, and is protected by applicable intellectual-property laws. You may not copy, reproduce, distribute, or create derivative works from any of it without our prior written consent.
08Acceptable use
You agree not to:
- use the Services for any unlawful, fraudulent, or harmful purpose;
- attempt to gain unauthorised access to, interfere with, or disrupt the Services or their underlying systems;
- scrape, harvest, or misuse data, or impersonate any person or entity; or
- submit information that is false, misleading, or that you are not entitled to share.
09Third-party links & developers
The Services may reference or link to third parties, including property developers and brokers. We do not control, and are not responsible for, third-party content, products, or services, and a reference is not an endorsement. Your dealings with any third party are solely between you and them.
10Disclaimers & limitation of liability
The Services are provided “as is” and “as available”, without warranties of any kind, whether express or implied, to the fullest extent permitted by the laws of the UAE. We do not warrant that the Services will be uninterrupted, error-free, or that any information is complete or current.
To the maximum extent permitted by applicable UAE law, neither Zakri nor Najeeb Zakri will be liable for any indirect, incidental, consequential, or special loss, or for any loss of profits, data, or opportunity, arising out of or relating to your use of the Services. Nothing in these Terms limits any liability that cannot be limited under applicable law.
11Indemnity
You agree to indemnify and hold harmless Zakri and Najeeb Zakri from and against any claims, losses, and reasonable costs arising out of your breach of these Terms or your misuse of the Services, to the extent permitted by applicable UAE law.
12Regulatory note
Real-estate brokerage in Dubai is regulated by the Dubai Land Department and its Real Estate Regulatory Agency (RERA). Zakri operates in accordance with the applicable laws and regulations of Dubai and the UAE. Where a specific transaction requires a licensed broker or other regulated party, that activity is carried out by the appropriately authorised party.
13Lawful conduct online
You agree to use the Services in a manner consistent with UAE Federal Decree-Law No. 34 of 2021 on Combating Rumours and Cybercrimes, including by not posting or transmitting unlawful, false, or harmful content through or in connection with the Services.
14Governing law & jurisdiction
These Terms, and any dispute arising out of or in connection with them or the Services, are governed by the laws of the Emirate of Dubai and the applicable federal laws of the United Arab Emirates. The courts of Dubai have jurisdiction, and the DIFC Courts where applicable.
15Severability
If any provision of these Terms is held to be invalid or unenforceable, the remaining provisions continue in full force, and the invalid provision is replaced, so far as possible, by a valid one that reflects its original intent.
16Changes to these terms
We may update these Terms from time to time. The “last updated” date above reflects the current version, and your continued use of the Services after a change means you accept the updated Terms. Please also review our Privacy Policy.
